Job Summary

The Director, Corporate Development supports Equinix’s AMER investment strategy, partnering cross-functionally on capital sourcing, deal execution and portfolio prioritization. The Director represents Corporate Development in formal presentations to the Investment Committee and senior management on capital structuring, allocation and prioritization decisions. The Director builds a regional view of capital deployment across organic expansion, joint ventures and third-party capital partnerships, ensuring investment recommendations to the Investment Committee are rigorously underwritten and clearly presented. The role demands strong collaboration skills, sound financial modeling and capital markets judgment, and the communication skills to operate credibly in front of senior executives and external capital partners.

Responsibilities

Third-Party Capital Sourcing and Execution

  • Leads sourcing and evaluation of third-party capital partners to fund AMER expansion, in partnership with Treasury, Finance and other relevant teams

  • Supports structuring and negotiation of commercial terms for capital partnerships and joint ventures, protecting Equinix’s economic and control interests

  • Manages execution of capital transactions end-to-end, from initial term sheet through diligence, documentation and closing, in coordination with deal teams

  • Builds and maintains a network of capital markets counterparties, institutional investors and joint venture partners active in the data center sector

Capital Allocation and Prioritization

  • Contributes to, maintains and recalibrates the AMER capital allocation and prioritization framework as portfolio conditions and capital availability evolve

  • Evaluates trade-offs between organic expansion, third-party capital partnerships and portfolio actions to optimize capital efficiency and preserve balance sheet capacity

  • Aligns capex budgets and forecasts with portfolio strategy, demand signals and capital availability

  • Prepares and presents investment recommendations and capital structures to the Real Estate Investment Committee and other governance bodies

M&A and Strategic Transactions

  • Drives origination, negotiation and execution of M&A and strategic transactions in sectors of strategic interest to Equinix, driving cross-team workstreams through to completion

  • Evaluates structural alternatives (build versus buy, equity investment versus partnership versus acquisition versus capital partnership) to inform deal structuring recommendations

  • Develops the investment and capital partnership thesis and supporting operational models, synergy forecasts and capital structure analysis, in conjunction with Business Unit Heads

  • Storyboards presentations to drive discussion at the Senior Executive level and with the Investment Committee

Project and Program Management

  • Operates autonomously on multi-month and multi-quarter initiatives, anticipating issues and recommending solutions with limited need for direction from VPs or Country Managers

  • Runs interdepartmental project management processes and meetings, coordinating delivery of company-wide and regional strategic programs

  • Prepares materials and provides updates for the E-team, senior leadership and Board of Directors

Qualifications

  • 10 years of experience in Corporate Finance, Investment Banking, Principal Investing or Corporate Development, with direct experience sourcing or executing third-party capital transactions

  • Demonstrated experience preparing and presenting investment recommendations to Investment Committees or equivalent governance bodies

  • Data center experience helpful but not required

The targeted pay range for this position in the following location is / locations are:

United States - Denver Office DEO : 177,000 - 265,000 USD / Annual

United States - Dallas Infomart Office DAI : 177,000 - 265,000 USD / Annual

Canada - Toronto Office TRO : 166,000 - 248,000 CAD / Annual

Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.

The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
