Job Summary
The Commercial Finance Director is a senior finance leader responsible for driving metro level strategy, commercial execution, and long-term value creation across a regional portfolio. This role partners closely with Sales, Business Development, Corporate Development, Real Estate, Design & Construction, Managing Directors, Operations and executive leadership to shape pricing, capacity, investment decisions, and growth strategy. Responsibilities
Metro & Commercial Strategy
Own and execute metro-level commercial strategy in partnership with cross functional leader
Apply deep market and competitive intelligence to set pricing thresholds, target vertical mix, and guide capacity utilization
Identify and support anchor customer strategies for new data centers and expansion phases to optimize margins and returns
Serve as the subject-matter expert for assigned metros during annual and long range strategic planning
Function as Finance Business Partner for country Managing Directors
Financial Planning & Business Case Ownership
Define and own revenue assumptions for business cases, including pricing, fill rates, density, churn, product mix, and interconnection attach
Lead bottom-up colocation fill rate forecasts covering a five-year horizon informed by pipeline trends, customer insights, and market dynamics
Execute against approved business cases and maintain accountability for performance versus plan
Review prior business cases (AvBC), assess forecast accuracy, and develop recovery plans and lessons learned
Sales & Deal Facilitation
Partner with Sales, Commercial Solutions, and executive leadership to ensure the right deal is sold in the right data center
Review, recommend, and approve large or strategic customer opportunities that materially impact business case performance
Evaluate and prioritize commercial and contractual terms for customer opportunities above certain KW size thresholds
Capacity Planning & Asset Management
Support expansion, M&A, and real estate investment decisions through detailed financial analysis and executive presentations
Engage with senior executives on expansion timing, demand supportability, and capital allocation
Develop asset optimization strategies including expansion, reconfiguration, contraction, disposition, and site exits
Prioritize investment across existing metros and potential new geographic expansions
Support regional capacity strategies and capex forecasting
Contribute to site-level performance assessments, closure/divestment roadmaps, and migration planning
Maintain near- and long-term capacity and inventory roadmaps
Market Intelligence & Demand Generation
Monitor market share and recommend actions to improve competitive positioning
Build relationships with brokers, agents, and key customers to gather demand insights and improve market visibility
Partner with Market Intelligence to synthesize competitive research and identify trends requiring strategic action
Leadership & Special Projects
Lead cross-functional initiatives to improve commercial finance processes, governance, and metrics
Support ad hoc financial analysis for Corporate Development, Business Development, and M&A initiatives
Develop working knowledge of data center infrastructure to inform customer prioritization in constrained environments
Qualifications
Bachelor’s degree required; MBA preferred
12+ years of relevant experience in Finance, Corporate Development, Product Management, or Business Development
Strong preference for data center or infrastructure-based business experience
Occasional travel required (~6 trips year)
The targeted pay range for this position in the following location is / locations are:
United States - Dallas Infomart Office DAI : 155,000 - 233,000 USD / Annual
United States - Chicago Office CHO : 171,000 - 257,000 USD / Annual
Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.
The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
