Job Summary

The Senior Manager, Asset Management is an individual contributor responsible for investor and portfolio management across the xScale joint venture (JV) platform. This role serves as a primary interface between xScale, external equity partners/JV stakeholders, and internal Equinix teams to ensure strong governance, clear communications, compliance with JV requirements, and consistent performance, financial, and commercial reporting.

Operating in a highly matrixed environment, this position drives cross-functional execution through influence—aligning Finance, Legal, Sales, Product, Operations, and Development/Construction teams to deliver JV commitments and portfolio outcomes. The role primarily supports the U.S. xScale portfolio and growth agenda in partnership with the U.S. xScale Asset Management Leader, with flexibility to provide coverage across other regions as needed.

Key Responsibilities

Investor & Joint Venture Portfolio Management

  • Serve as a day-to-day relationship manager for JV leadership, equity partners, investors, and strategic stakeholders; act as a trusted point of contact and escalation path.
  • Support Equinix participation in JV discussions and negotiations (including prospective JV partners and select strategic customers) by developing analyses, materials, and recommended positions aligned with underwriting, portfolio strategy, and JV agreements.
  • Lead the development and delivery of JV communications—including narratives, dashboards, KPIs, and performance reporting—to meet governance expectations and stakeholder requirements.
  • Own and continuously improve governance processes, documentation standards, and review cadences to ensure compliance with JV agreements, internal controls, and applicable regulatory expectations.
  • Drive recurring governance deliverables and operating rhythms, including:
  • Monthly project and performance reviews
  • Quarterly business reviews (QBRs)
  • Annual plans, budgets, and multi-year outlooks for the Matrix JV
  • Track and manage action items and commitments across forums; ensure timely follow-through, escalation, and closure.

Cross-Functional Execution & Strategic Alignment (Matrix Influence)

  • Lead cross-functional execution across internal Equinix teams to deliver business-critical initiatives supporting xScale and JV commitments.
  • Build and maintain strong networks and working relationships with internal leaders to accelerate decision-making, align priorities, remove roadblocks, and improve end-to-end communication.
  • Represent xScale asset management priorities in cross-company planning activities and governance forums; ensure portfolio requirements are aligned to long-term strategic objectives.
  • Proactively identify portfolio risks, dependencies, and decision points; drive structured escalations, recommendations, and resolution paths.

Asset Performance, Financial Governance & Operational Excellence

  • Partner with xScale Operations and Product teams during planning and budget cycles to drive spend discipline, strategic alignment, and portfolio performance outcomes consistent with JV expectations.
  • Establish, maintain, and continuously improve standards and processes for:
  • Budget adherence, expense management, and variance analysis
  • Forecasting, scenario modeling, and portfolio performance measurement
  • Operational and financial reporting cadences, controls, and quality
  • Issue management, escalation, and governance follow-through
  • Partner satisfaction and service delivery outcomes
  • Monitor portfolio performance against underwriting assumptions, development plans, and JV criteria; surface variances and lead mitigation planning with cross-functional owners.

Commercial Support: Customer Offers, Contracting & Post-Contract Management

  • Support development of commercial offers aligned with asset development plan assumptions, market conditions, and JV expectations.
  • Lead analysis and resolution of contract terms with commercial and financial implications (e.g., rate structures, ramp profiles, term, expansion options, credits), including securing JV approvals for deviations from established customer criteria.
  • Lead analysis and resolution of post-contract commercial activities, coordinating with internal stakeholders and JV partners as required, including:
  • Contract amendments and change requests
  • SLA claims analysis, negotiation support, and settlement coordination
  • Required JV reporting and documentation for governance
  • Ensure commercial decisions and changes are reflected in financial models and clearly documented and communicated.

Scope & Coverage

  • Primary focus on the U.S. xScale portfolio, with the ability to support additional regions as business needs evolve.
  • Individual contributor role with no direct reports; drives results through influence, governance, and cross-functional leadership.

Required Qualifications

  • Bachelor’s degree in Business, Finance, Engineering, Real Estate, or a related field (or equivalent practical experience).
  • 10+ years of relevant experience in asset/portfolio management, real estate or infrastructure finance, investments, and/or data center development/operations, including experience working with joint ventures and external equity partners.
  • 5+ years of relevant experience working with joint ventures, external investors/equity partners, or governance-based stakeholder environments.
  • Proven capability in commercial/financial analysis for complex deals and contract terms, with clear linkage to financial outcomes and underwriting assumptions.

Preferred Qualifications

  • Master’s degree (MBA or equivalent).
  • Experience in data center or digital infrastructure asset management, including governance reporting and portfolio performance management.
  • Familiarity with stage-gate processes and project governance for large-scale development or infrastructure programs.
  • Experience preparing and presenting QBRs, annual plans, and performance packages to investor/JV audiences.

Knowledge, Skills & Competencies

  • Strong commercial and financial acumen, including real estate/infrastructure finance concepts, asset underwriting, investment evaluation, and performance reporting.
  • Deep understanding of data center development and operations and hyperscale market dynamics; ability to translate technical/operational topics into investment and governance implications.
  • Demonstrated ability to lead in a global, matrixed environment and drive outcomes without direct authority.
  • Strong stakeholder management and negotiation skills; comfort engaging with external equity partners and executive internal stakeholders.
  • Executive-ready written and verbal communication skills; able to synthesize complex financial, operational, and commercial topics into concise, decision-oriented messaging.
  • High ownership, sound judgment, and process discipline; effective in ambiguous and fast-paced environments.

  • External: JV partners, equity investors, strategic customers (as applicable), and other stakeholders supporting JV governance and performance.

The targeted pay range for this position in the following location is / locations are:

United States - Dallas Infomart Office DAI : 155,000 - 233,000 USD / Annual

Canada - Toronto Office TRO : 154,000 - 232,000 CAD / Annual

Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.

The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
