Job Summary

As Regional Programme Manager, you will be responsible for the end-to-end delivery of Corporate Real Estate office fit-out capital projects across the APAC region, from project initiation through completion and handover.

Working closely with the Global Senior Delivery Manager, Design Studio, Regional CRE stakeholders, Finance, and external delivery partners, you will lead multiple concurrent projects across diverse markets, ensuring they are delivered on time, on budget, and to Equinix’s global design, quality, and governance standards.

This is a hands-on delivery leadership role requiring strong programme management capability, commercial acumen, and the ability to operate effectively across different cultures, time zones, and levels of project maturity.

You will act as the regional point of accountability for delivery, while contributing to the evolution of global delivery standards, playbooks, and ways of working.

 

Responsibilities

  • Lead the end-to-end delivery of APAC office fit-out projects, from feasibility and business case through construction, handover, and post-occupancy review

  • Manage multiple concurrent projects across the region, ensuring programme alignment, sequencing, and risk mitigation

  • Ensure all projects are delivered in accordance with approved scope, budget, schedule, and quality standards

  • Proactively identify, manage, and resolve delivery risks, issues, and dependencies, escalating where appropriate

  • Implement and follow the global Project Delivery Playbook and Toolkit, ensuring consistent application across APAC projects

  • Manage project governance processes, including gateway / tollgate reviews, change control, and reporting

  • Ensure all material changes to scope, cost, or programme are managed through formal Change Order processes with auditable decisions

  • Maintain accurate and timely project documentation, reporting, and data integrity

  • Support the preparation of business cases, including cost estimates, programme schedules, procurement strategies, and benchmarking

  • Own day-to-day cost control, forecasting, and cashflow management for regional projects

  • Work closely with Finance and Financial Analysts to ensure accurate financial reporting and budget adherence

  • Run procurement activities, including consultant and contractor appointments, fee negotiations, and contract administration

  • Act as the primary delivery interface for APAC CRE stakeholders, business leaders, and functional partners

  • Manage and coordinate external project partners, including project managers, cost managers, designers, contractors, and vendors

  • Build strong, trust-based relationships with regional and global stakeholders, balancing local nuance with global standards

  • Represent the Delivery Studio in regional forums, updates, and working sessions

  • Work as an integrated delivery partner with the Design Studio to ensure design intent, programme, and budget are aligned

  • Collaborate with Workplace, IT, Security, Sustainability, and Operations teams to ensure holistic project delivery

  • Support the Global Senior Delivery Manager in implementing process improvements, tools, and best practices across APAC

  • Capture and contribute to lessons learned, post-occupancy evaluations, and regional performance insights

  • Identify opportunities to improve delivery efficiency, value creation, and regional scalability

  • Contribute to Quarterly Business Reviews (QBRs) and regional reporting with clear, data-driven insights

 

Key Competencies

  • Strong programme and project management capability with the ability to manage complex, multi-market portfolios

  • Commercially astute with a clear understanding of cost, value, and risk trade-offs

  • Highly organised, detail-oriented, and comfortable working with governance frameworks and reporting structures

  • Confident communicator able to adapt style and content for senior leaders, technical teams, and external partners

  • Comfortable working across time zones and cultures, balancing regional autonomy with global alignment

  • Solutions-oriented, resilient, and calm under pressure in live delivery environments

 

Qualifications

  • Bachelor’s degree in Project Management, Construction Management, Quantity Surveying, Engineering, or similar

  • 12+ years’ experience in programme or project management within corporate real estate, commercial fit-out, or workplace delivery

  • Proven experience delivering office fit-out capital projects across multiple locations or regions

  • Strong working knowledge of commercial management, procurement, and contract administration

  • Familiarity with built environment delivery frameworks (RIBA or equivalent)

  • Experience working in or across the APAC region is strongly preferred

  • Professional accreditation (RICS, APM, PMP, PRINCE2 or similar) is highly desirable
