Job Summary
As a Cost Manager, you will play a pivotal role in shaping our capital expenditure and cost controls for Corporate Real Estate. You will be responsible for evolving and overseeing cost management at the project level across the global office portfolio. This role requires a detail-oriented and commercially savvy individual who can develop best practices and work with delivery teams to drive continuous improvement and accuracy, specialising in commercial office fitouts. In your role, working alongside Finance Controls, you will oversee the capital plan, preparing budgets and forecasts working closely with our delivery partner and internal finance teams across the globe. This is an exciting opportunity to join a growing team and shape the cost and commercial management function within Corporate Real Estate, reporting into the Director of Design, Delivery and Innovation.
This position is to be based in London. The role is for a Full Time Employee (FTE).
Responsibilities
Prepare capital expenditure budgets and cost plans for commercial office fitout projects across the global portfolio utilising various information, financial datasets and benchmarks
Collaborate with the Corporate Real Estate organisation to support all facets of a commercial division, working closely with Finance Controls on spend
Oversee and conduct financial planning, budgeting, and forecasting for capital projects within Equinix as a Real Estate Investment Trust (REIT) organisation
Manage financial aspects of capital expenditure approvals, including evaluation of project proposals, cost-benefit analysis, and recommendation to senior management
Collaborate with project managers, development teams, and external stakeholders to monitor project costs, progress, and performance against budget and timelines
Work as an integrated team with the Regional Programme Managers to ensure the correct information is administered as part of procurement and cost management processes
Participate in procurement processes for selecting professional services, vendors, and suppliers, including commercial analysis and scoring
Support project specific tasks when required – deep diving into project cost estimates, cost reports and in turn support Value Engineering to align projects to budget
Support business case options development – providing estimates or leveraging in region contacts to establish costs
Represent a Centre of Excellence, supporting CRE colleagues globally on financial subject matters, providing expertise and advice, including supporting materials
Working with finance partners and delivery teams to develop and maintain cost benchmarking that can be used to inform future capital project budgets

Demonstrate excellent commercial awareness and sensitivity using frugality in both professional practice and project specification, considering value add vs cost impact
Excellent attention to detail, holding themselves and others to a high-quality standard, ensuring that both content is correct, and the visual execution is consistent and professional
Ability to multi-task and prioritise work with a flexible approach when travel, different time zones or long hours of work are required
Strong communication and presentation skills with the ability to pivot depending on the audience, ensuring that information is clearly structured and articulated
Qualifications
Qualified Royal Institution of Chartered Surveyors (RICS) chartered quantity surveyor and/or proven years of relevant quantity surveying industry experience
Bachelor's degree in Quantity Surveying, Finance, Accounting, Economics or a related field
Demonstrable experience in a similar role for a large global corporate client
Proficient in written and spoken English, other languages would be beneficial
Preferred licensure with a recognised professional body (e.g. RICS)
