Job Summary
As Senior Manager, Business Operations, you’ll shape how Corporate Real Estate (CRE) runs—bringing clarity to priorities, improving governance and reporting, and helping teams deliver great workplace experiences globally. You’ll lead the global CRE Business Operations function and act as a trusted partner to CRE leaders across the organisation.
This role is based in Warsaw and reports to the Senior Director, Global Corporate Real Estate (Amsterdam). You’ll work with colleagues across regions to help create workplaces where employees can do their best work.
Team Structure
You’ll lead a team of three Finance Specialists and three Vendor Management Specialists (2 in Warsaw, 1 in the USA) — building a collaborative, high-performance culture and ensuring the team delivers key business support goals.
Responsibilities
In this role, you will:
Team Leadership & People Management
Lead, mentor, and develop Finance Specialists, Vendor Management Specialists, and a possibly a future Compliance Manager or other support roles as needed by the business
Create a team culture built on collaboration, accountability, and growth
Set direction and coach the team across multiple workstreams
Ensure sufficient coverage and resource planning
Business Operations & Rhythm of the Business
Manage the annual budget cycle (planning, forecasting, and resource allocation)
Define and improve the global CRE Business Operations framework, processes, and governance
Oversee contingent workforce reviews and support CRE hiring governance
Run the CRE operating cadence (team meetings, quarterly business reviews, off-sites, and all-hands)
Manage the CRE Project Approval Framework and executive decision cadence
Improve how we communicate and share information (documentation, playbooks, and shared sites)
Programme & Portfolio Management
Lead the global Food & Beverage programme, including an annual budget of $10M
Manage the CRE Events budget ($1.4M annually) and look for opportunities to improve value
Help standardise services across offices and the data centre portfolio
Drive cross-functional initiatives that support global CRE objectives
Vendor Management
Build and run vendor management processes, including performance tracking, contract oversight, and relationship management
Onboard a new colleague
Data, Reporting & Insights
Turn data into clear insights on performance, financials, and project milestones for senior stakeholders
Support sustainability goals by aligning business operations with ESG targets
Set and maintain consistent data standards across CRE reporting
Tools, Platforms & Automation
Simplify and optimise CRE tools and platforms
Drive automation and smarter workflows (including AI where it adds value)
Partner with IT, Digital, and Data teams on tool governance, adoption, and continuous improvement
Business Partnering & Continuous Improvement
Work closely with CRE leadership and partners across HR, Finance, Procurement, and Regional Operations
Bring structure and visibility to how CRE operates—so priorities, governance, and delivery stay aligned
Champion innovation and a continuous-improvement mindset
Spot opportunities to improve efficiency, reduce cost, and raise the bar on service delivery
Qualifications
What you’ll bring:
Business operations expertise with strong finance and procurement experience
Comfort working with data, reporting, and portfolio views; real estate/industrial project exposure is a plus
Ability to solve complex problems by designing practical processes and embedding them into day-to-day operations
Confidence influencing stakeholders and shaping programme direction, resourcing, and ways of working
A mindset for continuous improvement in tools and processes

Experience in financial project management and people leadership in complex environments

Advanced data analysis and reporting skills using industry-standard tools
Able to implement solutions and drive organisational change
Experience in portfolio management is preferred
Bachelor’s degree in finance, business operations, engineering, or related field; certifications a plus
Master’s degree or MBA preferred
Commitment to continuous improvement, including use of AI tools
The targeted pay range for this position in the following location is / locations are:
Poland - Warsaw Office WAO : 295,000 - 487,000 PLN / Annual
Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.
The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
