The primary responsibility of the Corporate Real Estate (CRE) Senior Manager, AMER is to lead AMER CRE programs, liaise with global counterparts and oversee consistency for corporate space planning, office build outs, implementation and operations for all offices in the region. This on-site role will be based at our Frisco, TX location and report to the Director, CRE AMER. 

Responsibilities

Planning

  • Advises on strategic space planning to efficiently manage Real Estate portfolio and align corporate real estate goals with broader business objectives

  • Maintains an awareness of the evolution of the business to ensure a close connection between broader business objectives and CRE activities

Operations

  • Responsible for consistency of programs (Health & Safety Compliance, Sustainability, Facilities Operations, and Customer Service) across the AMER corporate real estate portfolio

  • Responsible for regional roll-out of CRE Operations Playbook, team training and adherence to policies and procedures

  • Responsible for internal Customer Service Program development, training, and success measures

  • Establishes and administers policies and procedures for events, and coordinates activities and events with other departments

  • Develops and manages annual functional budgets, metrics, and provides regular reports as required

  • Collects decision-framing data, in particular data relating to occupancy, ticket responses, spend to date, and cost benchmarking

  • Ensures the regional CRE Ops organization follows company processes and policies (in particular: finance, legal, compliance, and risk)

  • Supports procurement and vendor management initiatives in conjunction with the Procurement and Legal departments on an ad hoc basis

  • Ensures departmental compliance with OSHA/EH&S regulations regarding state and campus policies and procedures

  • Seeks to continuously identify gaps, improve, review, and create processes, systems, and overall client satisfaction

  • Driving other Operations projects and programs as needed

Business Continuity

  • Assumes leadership role for Business Continuity Planning across the region

  • Accountable for compliance with HSE regulations regarding statutory and building policies and procedures and works to implement safety and emergency preparedness policies and procedures with staff

  • Oversees functional Business Continuity Planning

  • Champions safety and emergency preparedness policies and procedures with staff

  • Attends Crisis Management Team training and events on an as needed basis

People Alignment

  • Provides program leadership and guidance to team members, setting clear goals and developing individual capabilities

  • Aligns corporate real estate team in efforts to ensure 100% adherence to Equinix and CRE guidelines and policies

  • Actively encourages the inclusivity, wellness, and sustainability of the department's activities from the grass roots up

  • Coordinates multiple and/or competing activities and assignments for efficient use of time and resources

  • Identifies team training needs based on business activities and evaluation of team member job skills

  • Ensures that team adheres to proper procedures and quality standards, meet deadlines, and correct errors or problems

  • Responds to internal and external customer questions and/or complaints about services, policies and procedures

Stakeholder Management

  • Establishes and maintains successful working relationships and management routines with landlords, property managers and corporate real estate management, as well as appropriate vendors and corporate client groups

  • Partners with counterparts in Finance, HR, IT (End user, Network and AV), Procurement, Security, and Operations, providing the cross-functional representation for CRE in region.

  • Accountable for providing cross-functional representation for corporate real estate

  • Takes a leadership role in and contributes to Equinix special projects as a representative of the Corporate Real Estate department

Qualifications

  • 10+ years' experience as a facilities or property manager within a multi-national company (ideally in excess of 50,000 square feet) strongly preferred

  • Program/project management leadership

  • Demonstrated empathetic leadership and team management experience

  • A motivator and team player; a likable and charismatic person with strong interpersonal skills

  • Strong leadership profile, demonstrating self-confidence and enthusiasm, customer service focused

  • Strong organizational and process management skills.  Comfortable with multi-tasking and prioritizing within a fast-paced, demanding environment

  • A flexibility and comfort with ambiguity.  Openness to new and innovative ideas and to change

  • Familiar with electrical, HVAC, and mechanical systems in “hard” facilities skills

  • Experience with small CRE project management

  • Bachelor's degree in Business Management or MBA preferred

  • IFMA, CoreNet or other relevant industry certification

  • Ability to travel to regional offices as needed
