Who are we?
This position will act as the key individual for executing real estate lease and sale transactions in their region for a growing global data center company. Focus will be on activities relating to management of an existing portfolio of office and data center properties and site acquisitions related to new development opportunities.
Responsibilities
Inventory Planning and Capex Forecasting
Reviews and prepares valuation analyses using various valuation methods, including discounted cash flow models using the standard suite of Microsoft Office software (Word, Excel, PowerPoint) and/or Argus to execute related deliverables
Provides analytical support for various asset acquisition projects and lease negotiations
Conducts research on real estate and data center market in various metros
Compares and analyzes market transactions for valuation purposes
Reviews near and long term capacity plans and maintains an inventory roadmap for each metro
Develops real estate strategy for each metro and supports capex forecast on planned developments
Real Estate Acquisition
Assists in asset acquisitions
Project manages implementation of multiple site searches, ranging in scale from small offices to large data center buildings and greenfield sites
Manages vendors and advisors in order to meet site selection requirements and review all due diligence materials
Responsible for program delivery of multiple related projects required for a specific business functional strategy
Permitting
Coordinates land and power permitting approvals with local authorities to support development of data centers
Asset Review
Supports execution of asset management strategies including expansion, contraction, disposition and reconfiguration of properties
Lease Management
Analyzes real estate leases, including evaluating and reading lease language and understanding impact to value of real estate
Conducts lease transactions with supervision
Conducts or directs due diligence efforts for real estate transactions
Maintains relationships with landlords and negotiates terms for leased locations
Project and Program Management
Will mentor junior project/program team members in project management
Stakeholder Management
Communicates with landlords regarding business needs with direction
Interfaces with internal operations colleagues to assess real estate needs and evaluate requests
Manages real estate transaction reviews with internal and external legal counsel
Conducts real estate related cross-functional projects with internal and external colleagues
What you should have
5+ years of experience at a national brokerage firm, investment bank or real estate investment firm preferred
Real Estate License preferred
Bachelor's degree in Real Estate, Finance, or Accounting required
