The Senior Manager, Corporate Real Estate will manage the design, planning, construction and maintenance of equipment, buildings, other corporate real estate along with managing costs, methods and staffing. Coordinate with other business leads to ensure alignment with broader company objectives. Specialize in four areas of expertise related to corporate real estate operations i.e, Sustainability, Contract Management, Compliance, etc. Manage several functional areas, socializes change with peers or other leaders.
Responsibilities
Planning
Drives corporate real estate planning, including capacity projection and space allocation
Advises on strategic space planning to efficiently manage Real Estate portfolio and align corporate real estate goals with broader business objectives
Maintains an awareness of the evolution of the business to ensure a close connection between broader business objectives and CRE activities
Operations
Identifies areas in which to improve processes, systems and overall client satisfaction
Ensures the regional CRE Ops organization remain in compliance with company processes and policies (in particular: finance, legal, compliance, and risk)
Manages procurement and vendor management initiatives in conjunction with the Procurement and Legal departments on an ad hoc basis
Business Continuity
Oversees functional Business Continuity Planning
Champions safety and emergency preparedness policies and procedures with staff
Attends Crisis Management Team training and events on an as needed basis
Repairs and Maintenance
Ensures the portfolio is effectively maintained and cleaned by a combination of vendors and staff resources
Property Management Coordination
Oversees headquarters, regional and sales office expansion through the region, traveling to remote sites as needed
Advises on policies and procedures for events
Communicates and coordinates with property management on escalated issues
Ensures departmental compliance with OSHA/EH&S regulations regarding state and campus policies and procedures
Ensures appropriate follow up with customers
Resource Management
Ensures KPI's are in place for the team which are appropriate for the needs of the function and its stakeholders
Is accountable for resource planning (people, finances etc.) across the team
Provides input to the annual budget planning process relating to project/support/SW maintenance/Renewals/purchases/etc. for his/her areas of responsibility
Accountable for appropriately managing the project-specific portions of the corporate real estate budget
People Management
Interviews job candidates to determine qualifications and suitability for employment in specific positions
Distributes work assignments based on workload, work priorities and worker competencies. Coordinates multiple and/or competing activities and assignments for efficient use of time and resources
Reviews and evaluate subordinates’ work and provides action-oriented feedback, mentoring, and training to improve performance and correct deficiencies
Responds to internal and external customer questions and/or complaints about services, policies and procedures
Intervenes to resolve disagreements or interpersonal difficulties among employees
Ownership of vendor relationships and deliverables
Honors Equinix culture (the Magic of Equinix and the Operating Norms) and holds others to account for the same
Actively encourages inclusivity, wellness and sustainability of the department
Stakeholder Management
Accountable for providing cross-functional representation for corporate real estate
Takes a leadership role in and contributes to Equinix special projects as a representative of the Corporate Development department
Represents the company with landlords, property managers and corporate real estate management (CREGS), as well as appropriate vendors and corporate groups
Ensures delivery of decision-framing data to the Global leader, in particular data relating to occupancy, ticket responses, spend to date, and cost benchmarking
Pursues open partnering relationships with the leads of IT (End user, Network and AV), Procurement, Security, and Operations, providing the cross-functional representation for CRE in region
Qualifications
10+ years experience as a facilities or property management or at a medium or large facility (ideally in excess of 50,000 square feet) strongly preferred
Bachelor's degree in Business Management preferred
